Azabudai Hills is a complex of three skyscrapers in the Azabudai district of Minato ward, Tokyo, close to Tokyo Tower. Its tallest building, Mori JP Tower, is 325.2 metres and has 64 floors. When the complex was completed in 2023, the tower became the tallest building in Tokyo and in Japan, passing Abeno Harukas in Osaka. It was also the first supertall tower in Tokyo.
Mori Building Company developed the project, which covers 8.1 hectares and cost about 640 billion yen, or 5.3 billion US dollars. It combines offices, about 1,400 homes, shops and green space in what the developer calls a modern urban village. Its official name was announced on 14 December 2022.
Planned for decades
Talks with landowners and residents began in March 1989, and the government approved the redevelopment in September 2017. Construction ran from August 2019 to 2023. The exteriors of the towers were designed by Pelli Clarke Pelli Architects, the low buildings by Heatherwick Studio of London, and the interiors by Sou Fujimoto.
Three towers and a village
Besides Mori JP Tower, the complex has Residence A (237.2 metres, 54 floors) and Residence B (262.8 metres, 64 floors). The tall tower was designed to match the Ark Hills Sengokuyama Mori Tower, only 250 metres away, which was made by the same architect and developer. Heatherwick's low buildings form a landscape pergola, a kind of leafy covered walkway, around a central square.
The project has a Platinum-level LEED rating, a green-building award.
What you find there
The complex has about 150 shops, a central square of about 6,000 square metres, and about 24,000 square metres of greenery. The upper floors of the main tower, from the 56th to the 65th floor, hold Aman Residences Tokyo. It also has a supermarket, a child-care centre and an international school. The main tower is the largest skyscraper by floor area in Japan, and it connects directly to Kamiyacho Station on the Hibiya Line.
